A new build or residential development typically takes 12 to 18 months from first consultation to key handover. That includes design, permit approval at Câmara Municipal (up to 4 months under the new Simplex rules) and construction. Apartment renovations in Lisbon can move faster, often 4 to 9 months. We give you a realistic timeline from the first meeting.
Yes. For renovations within Lisbon we work with our own trusted site team. That means faster execution, direct quality control and better cost predictability. For larger projects outside the city we coordinate the general contractor under our execution plans.
Execution plans are detailed technical drawings that define every element before construction starts: finishes, quantities, materials, methods. When a contractor has a precise scope, there is no room to add costs later. They are the most effective tool against budget overruns, and we produce them for every project.
Around 60% of our clients live outside Portugal. You receive weekly written reports with site photos and we hold regular video calls in English. You always know exactly what is happening on site without needing to be there.
Yes. We manage the full licensing process at Câmara Municipal, all specialist reports and all coordination with authorities. Under the new Simplex legislation, Câmara Municipal now has up to 4 months to respond. You do not deal with any of this. Our permit approval rate is 100%.
We produce detailed execution plans before construction begins, which gives the contractor a precise scope with no room for interpretation. We provide a transparent cost estimate at the start and update it at every phase. Any variation above the agreed threshold requires your written approval. Our clients consistently report final invoices within 3 to 5% of the original estimate.
